Starting July 1, Spain will implement a short-term rental registry: no registration number — no legality

Starting July 1, 2025, the EU-wide regulation (EU 2024/1028) will come into effect in Spain, requiring all owners of properties rented out for short-term stays to register them in a unified registry and obtain an individual registration number.

This applies to tourist rentals, seasonal contracts, and room rentals if they are offered through online platforms and generate income. All listings without a registration number after this date will be considered illegal.

Applications will be accepted starting January 2, 2025, through the College of Registrars. The required information includes: cadastral number, exact address, rental format, capacity, and compliance with regional requirements. The obtained registration code must be displayed in all online listings.

To simplify administration, a Rental Registry and a Digital Tenant Window will be launched, allowing authorities to monitor activity and prevent fraud.

Platforms like Airbnb will also be required to transmit data to government databases
