The Council of Ministers has approved a draft royal decree creating a "Single Digital Rental Window" and regulating the collection and sharing of data on short-term rentals. The system is expected to be operational by the end of the year and will require mandatory pre-registration of properties, without which they cannot be rented through digital platforms.

The "Single Digital Rental Window" will serve as a platform for data exchange between city councils, regional governments, property owners, and the property registry. It will centralize information on rental properties, accessible to all EU countries.
Each property will be assigned a temporary code, which will be approved or denied within 15 days. Once the code is obtained, the owner can list the property on digital platforms and offer it for rent.
The new decree also aims to combat fraud in the seasonal rental market by clarifying contract conditions and terms. Although specific penalties have not yet been outlined, enforcement will fall under the responsibility of regional governments and city councils.
